Home Information Pack
We only charge £295 inclusive for the basic mandatory HIP which includes the Energy Performance Certificate.Home Information Packs (HIPs) gradual implementation now includes three and four-bedroom houses. It is likely by the end of the year HIPs will apply to all properties coming onto the market, although the exact time scale has not yet been announced .

A home information pack is simply a collection of documents about your home, it includes:
Putting the pack together takes a few days* and the costs between £295 and £350 depending on the size of the property. With our HIP you can choose either to with pay as you go or defer payment until the property is sold** We will give you a no-obligation quote.
Home information packs are not complicated, but it has meant that we have all had to change the way we do things. In the past, an estate agent put your property on the market as soon as they were asked . Now, although they can begin taking information from you and take photos of your property, they cannot market your home until the day the HIP is available. You are need a HIP pack even if you do not use an estate agent.
Once you have your completed HIP the job of selling your property can begin.
You can order your pack in several ways:
- Telephoning or dropping in at our offices in Salisbury, Andover or Amesbury and asking to speak to the HIPs team; or
- Going to our website at www.bishopslaw.com and clicking on the “Order your HIP Today” icon on the home page – please complete the form and click the submit button. The process begins automatically and you will be contacted by the surveyor to visit your property; or
- Ask your estate agent to contact us on your behalf.

* If your deeds are held by another solicitor or if we need to contact the freeholder of your leasehold property this will take longer but you will still be able to market your property within 14 days even if these prove difficult to get hold of.

Buying a Property
Once you have found your dream home and had your offer accepted by the sellers you should instruct your conveyancing solicitor straight away. If you need a mortgage to buy the property then obtaining that mortgage should be your priority – otherwise you risk delay at a later stage. Once you have instructed your solicitor they will obtain the Estate Agent’s Memorandum of Sale giving details of the sale and obtain a Seller’s Package ( including the draft Contract, details of the title and information about the property). At that stage, your conveyancing solicitor will make a local search – which deals with issues like planning permission and whether your property is in a conservation area etc.
Selling a Property
The first thing you need to do is find a buyer. Don't forget if you use an Estate Agent to consider how commission will be paid. We can advise you on whether sole agency, multiple agency or joint sole agency is right for you.
Letting a Property
Whether you are letting your house or flat as an investment or as a result of working away, you will want to make sure your property is properly protected. We can advise on and draft agreements to deal with problems which can arise such as non-payment of rent, damage to your property or tenants refusing to leave at the end of a tenancy Should disputes arise, we also have a strong litigation team as well as a debt collection team to help you.
Re-mortgaging
Timing is often very important when you re-mortgage . You need the work to be done as swiftly as possible. Our conveyancing solicitors can act for both you and your lender to avoid doubling up work as well as dealing with the discharge of your existing mortgage. We can carry out the necessary enquiries and searches on your home even before you get the new mortgage offer. You should be aware that the enquiries necessary on a re-mortgage are as extensive as those on buying a property in the first place. Be aware your new lender may require an up to date valuation of your home – instructing Surveyors approved by your new lenders is usually the most practical way to get a re-mortgage valuation.
Transfers of Equity
When a partnership or marriage comes to an end, often one owner buys the other's share. The value of this share is the difference between the outstanding mortgage and the current value of your home and is known as equity. It is essential that the transfer is recognised in Law to ensure the owner selling their share is released from any commitment or mortgage payments on the property.
